Real Estate 2006-2007: In Search of the “Bust”

Summary:
The author states that to plot a personal strategy for buying or selling residential real estate one must understand what is behind the recent and often discussed housing “boom” and “bust.” Home price appreciation in the U.S., California, and regions of California are compared to support the author’s assertion that there was no price boom in the San Francisco Bay Area.
Despite the lack of boom or bust, the author contends that the Bay Area housing market moved into a transitional phase in late 2005. The number of sales were off in 2006, but prices continued to rise. This paradox is explained by the chronic shortage of supply.
The author makes a market prediction for the mid-Peninsula for 2007. This is based on local economic conditions, consumer confidence, availability of money, and supply and demand for housing. Thoughts about how to proceed during a period of market transition are also provided.
